How the Right AC Size Is Chosen for a Utah Home

Bigger is not better. Here's how sizing actually works — and why the cheapest quote is often the one that skipped this step.

Short answer: the right air conditioner size is calculated from your specific house — its square footage, insulation, windows, orientation, and local climate — using an industry method called Manual J. It is never correctly chosen from square footage alone, and it is never "whatever was there before, but bigger." This guide explains what goes into that calculation and why it matters more in Utah than most places.

What is a Manual J load calculation?

Manual J is the ACCA (Air Conditioning Contractors of America) standard for calculating how much heat your home actually gains on a hot day — the "cooling load." A real Manual J accounts for:

  • Square footage and ceiling heights (volume, not just floor area)
  • Insulation levels in walls, attic, and floors
  • Window area, type, and which direction they face
  • Air leakage — how drafty the house is
  • Local design temperatures and humidity — Salt Lake City's, not a national average
  • Heat from occupants and appliances

The output is a load in BTUs. The equipment is then chosen to match that load — not to round generously past it. When an installer quotes you a size without measuring or asking anything about your house, they are guessing, usually by copying the old unit's size or using a crude square-footage rule of thumb. Both methods routinely oversize.

Why is an oversized AC a problem, not a bonus?

Answer first: an oversized air conditioner cools the air fast but never runs long enough to do the rest of its job. This is called short cycling, and it's the most common failure mode we see from skipped load calculations:

  • Temperature swings. The system blasts, hits the thermostat setpoint in minutes, and shuts off. Rooms far from the thermostat never catch up, so you get hot bedrooms upstairs and a cold living room.
  • Poor air mixing. Long, steady run times are what pull air from every corner of the house through the filter and even out the temperature. Short bursts can't.
  • More wear, shorter life. Starting is the hardest thing a compressor does. An oversized unit starts many more times per day, so it wears out faster — while costing more to buy in the first place.
  • Higher bills. Frequent starts are inefficient. You pay a premium for the bigger unit and then a premium to run it badly.

Does Salt Lake City's altitude change AC sizing?

Yes — and it's a detail rule-of-thumb sizing ignores completely. At the Salt Lake Valley's elevation (around 4,200–4,700 feet, higher on the benches), air is thinner, so every cubic foot of air the system moves carries less heat. Equipment is rated at sea level; at altitude, its real delivered capacity is lower than the number on the nameplate. Manufacturers publish derating guidance for exactly this reason, and a careful installer applies it when matching equipment, ductwork, and airflow to the Manual J load.

There's a silver lining in our climate too: Utah summers are dry. Air conditioners in humid states must run long cycles to wring moisture out of the air, but here nearly all the work is temperature. That makes correct sizing even more decisive for comfort — we don't get the humidity-control "cover" that hides oversizing mistakes elsewhere.

Two-stage vs. variable speed: which is right for Utah?

Once the load is known, the next choice is how the equipment delivers it:

  • Single-stage systems are either 100% on or off. Simple and least expensive, but every mild day is served with full blast — the short-cycling pattern in miniature.
  • Two-stage systems have a low setting (commonly around 65–70% of capacity) for most days and full capacity for heat waves. Longer, quieter cycles and better temperature evenness at a moderate price premium. For many Wasatch Front homes this is the value sweet spot.
  • Variable-speed systems modulate across a wide range, running long, low, quiet cycles that track the house's load almost exactly. Best comfort, best efficiency, best filtration (air moves through the filter nearly continuously — a real benefit during inversion season), at the highest equipment tier.

What should you expect from a proper installation quote?

Expect measurement. A quote worth signing follows a visit where someone measured rooms and windows, looked in the attic, inspected the ductwork, and asked about hot and cold rooms. Expect the sizing math to be available if you ask for it. And expect options — typically good/better/best across the stages above — rather than a single take-it-or- leave-it number.
