The 20-Point Furnace Inspection, Explained

A tune-up isn't a guy with a flashlight nodding at your furnace. Here's what each check is for — and what it protects you from.

Short answer: a real furnace inspection is a systematic pass through four systems — safety, combustion, airflow, and controls — because each one fails differently, and each failure has a different cost. Why inspect a furnace that seems fine?

Because furnaces don't fail on a convenient schedule — they fail on the first genuinely cold week, when they go from idle to working hard overnight. Nearly every January no-heat call we run has a backstory that an autumn inspection would have caught: a flame sensor one cleaning away from a lockout, a capacitor drifting out of spec, a filter suffocating the blower. An inspection converts surprise failures into scheduled, cheaper fixes — on your calendar instead of winter's.

What do the safety checks protect you from?

These are the non-negotiable checks, and the reason "my neighbor looked at it" is not an inspection:

  • Heat exchanger inspection. The heat exchanger keeps combustion gases separate from the air you breathe. Cracks or corrosion can let carbon monoxide into your home's airstream — this is the single most important check on the list, and the main reason inspections exist.
  • Carbon monoxide testing. Direct measurement near the furnace and in the airstream verifies what the visual inspection concludes.
  • Flue and venting check. Exhaust must actually leave the house. Vents can rust, sag, disconnect, or get blocked — any of which sends combustion gases the wrong way.
  • Gas line and valve leak check. Fittings loosen over years of thermal cycling. A soap-bubble or detector pass over the gas connections is quick and decisive.

What do the combustion checks catch?

Combustion checks are about the furnace lighting reliably and burning cleanly:

  • Flame sensor cleaning and testing. This small rod confirms the burner actually lit. A film of oxidation on it is the #1 cause of the classic "furnace starts, runs 10 seconds, shuts off" complaint — and it's a minutes-long fix during a tune-up.
  • Igniter inspection. Hot surface igniters get brittle with age. A resistance reading tells us one is near the end before it strands you.
  • Burner inspection and cleaning. Dust and rust on burners cause uneven, inefficient flames and delayed ignition (that "whumph" at startup).
  • Gas pressure and flame quality. Pressure set to the manufacturer's spec means clean combustion, rated heat output, and no overfiring that shortens heat exchanger life.

Why does airflow matter so much?

Answer first: most furnace damage isn't caused by the fire — it's caused by weak airflow letting heat build up where it shouldn't. The airflow checks:

  • Filter check. A clogged filter makes the furnace overheat and trip its limit switch, over and over. It's the cheapest part of the system and the most common cause of expensive damage — especially after a Utah inversion season has loaded it with fine particulates.
  • Blower motor and wheel inspection. The blower moves every bit of heat you pay for. We check amp draw (a motor working too hard announces itself in amps first), clean the wheel, and verify it's balanced and quiet.
  • Temperature rise measurement. The difference between return and supply air temperature must sit in the manufacturer's window. Too high means airflow trouble; too low means combustion trouble. One measurement, lots of diagnosis.
  • Ductwork connection check. Leaky or disconnected ducts dump heated air into the attic or crawlspace — you pay to heat spaces nobody lives in.

What do the controls and electrical checks cover?

  • Thermostat operation and calibration — the furnace can only be as smart as the thing telling it what to do.
  • Safety switch testing (limit switches, pressure switches, rollout switches) — these are the furnace's reflexes; each gets verified, not assumed.
  • Electrical connections and capacitor testing — heat cycling loosens connections; capacitors drift out of tolerance long before they fail outright. A multimeter reading today beats a dead blower in January.
  • Full heating cycle test — after everything is checked piecewise, the furnace has to prove it end-to-end: call for heat, ignite, ramp, satisfy, shut down cleanly.
